Nine hundred and sixty units on the anchor's block

Two residential projects sit on NE 146th Street, one block south of Criteria and across from School of Rock. Allure North Miami, Tate Capital's 20 storey, 360 unit tower designed by Kobi Karp on 2.11 acres of city land between NE 143rd and 146th Streets, the block Criteria and PLYBCK share, was granted a 99 year ground lease at 100,000 dollars a year by the City Council in April 2021 and approved as a site plan in March 2022, with 15.2 million dollars of CRA infrastructure grants committed and 36 workforce units; the 2021 marketing timeline gave a spring 2023 groundbreaking and a winter 2024 completion, no construction has been reported, and no public update was found for 2025 or 2026. Dezerland Park West, Dezer Development's plan for the 4.4 acre truck lot at 1890 NE 146th Street, proposes 600 units in a 14 storey tower, an 8 storey building and 14 townhomes designed by MSA Architects, with 944 parking spaces and 4,526 square feet of retail, drawing its units from the district's transit oriented density pool; the North Miami Planning Commission approved it as a conditional use in June 2026, and the Development Review Committee and City Council steps that follow were not found by the cutoff. Together they are about 960 units, worded as approved and proposed. Along the highway, Resia's North Towne (1,296 units, proposed 2024), Arch Creek (293 units, proposed 2025) and Shelton Miami (an 11 storey tower, proposed 2025) extend the same condition north and south of the ring.

The project's reading is that the proposed residential growth raises the stakes rather than settling the case. New residents can create a market for a stage; they can also bring noise complaints, parking pressure, land value escalation and a political incentive to favour retail and residential uses over rehearsal, studio and late night uses, so that the existing cluster becomes less affordable before it gains a public outlet. Without a protected, well managed local performance outlet, the arrival of about 960 units may create demand for culture while increasing the pressure on the rooms that already make it. The objective is not to use the existing cluster as a branding device for incoming development. It is to ensure that the people and spaces already making music on this block have a stake in what arrives next, which is the fourth step of the sequence, the case for the stage.
